We don’t read one market report – we read them all. Valuation committee, vdp, VALUE, CBRE/Berlin Hyp, Guthmann, GREIX and official statistics: only by comparing sources does an honest picture emerge. Beyond the sources listed here, we consider many others and add our own experience and observations from day-to-day practice in the Berlin market. From this we derive which investment rationally suits you in the current market phase.

There is no “right moment” for everyone – but for every market phase there are strategies that fit better than others. Our assessment for the current phase:
High tax burden, long investment horizon
In a sideways phase, it is not price momentum that counts but the net return after tax. EH40-QNG new builds combine declining-balance depreciation and the special depreciation under § 7b with low maintenance and energy risks. What matters: a realistic purchase price relative to the new-build rent.
Guide to EH40-QNG new builds (in German) →Cash-flow focus, solid liquidity
Existing apartments trade well below new-build prices on average. With very scarce supply, existing rents continue to develop via the rent index. Condition, service charges, reserves and whether the current rent leaves room up to the comparative rent are key.
Real estate investment →All investors in the current phase
Falling transaction numbers with stable prices mean less competition and more room to negotiate. Asking prices are usually above the prices actually notarised – if you know the transaction data, you negotiate on facts rather than listings.
Reading market data correctly (in German) →Every purchase decision
With mortgage rates around 3.8% on average (with LTV above 95% up to 5% depending on credit rating), the financing structure drives a large part of the return. Fixed-rate period, repayment, KfW funds and a liquidity buffer should come before choosing the property – not after.
Mortgage financing →Why we use several sources: listing data show trends early but sit above actual prices. Transaction data are reliable but published with a delay. Indices make developments comparable. Only together do they give a reliable picture.
Medians of 2025 listings per district, split into existing and new-build stock. Ideal for comparing districts; asking prices are usually above actual purchase prices. Some districts have small sample sizes (especially new builds).
Average notarised purchase prices for existing apartments per district. 2026 figures are provisional, as notarisations are reported with a delay.
